Capital at risk
The value of investments and the income from them can fall as well as rise. You may not get back the amount you originally invested. There is no guarantee that the fund will achieve its investment objective or target return.
Not FSCS protected
Investments in this fund are not covered by the Financial Services Compensation Scheme (FSCS). In the event that the fund or the manager were to fail, you would not be eligible for compensation under the FSCS.
Unregulated fund
This is an unregulated collective investment scheme. While Martin Grey is directly authorised and regulated by the Financial Conduct Authority (FCA 518817) through AMG FM Ltd, the fund itself is not an FCA-regulated product. Unregulated investments carry higher risks than regulated alternatives.
Liquidity risk
Your capital is committed for a fixed 2-year term. There is no provision for early exit, redemption, or transfer of your investment during this period. You should only invest capital that you can afford to have locked up for the full term.
Property market risk
The fund invests in UK property, which is subject to market risk. Property values and rental income can be affected by economic conditions, changes in interest rates, planning policy, environmental regulations, tenant defaults, and shifts in market sentiment.
Concentration risk
The fund is concentrated in UK property markets. A downturn in the UK property market, changes in UK government policy, or adverse economic conditions in the UK could disproportionately affect the fund's performance.
Development risk
A portion of the fund is allocated to property development, which carries additional risks including planning risk, construction cost overruns, delays, contractor insolvency, and the risk that completed properties may not achieve projected sale prices or rental levels.
Bridging loan risk
The bridging finance element of the fund is subject to borrower default risk. While loans are typically secured against property, the recovery of capital in a default scenario depends on the value of the underlying security, which may have fallen.
